What does landlord electrical compliance mean?
Landlord electrical compliance means keeping the fixed electrical installation in a rental property properly inspected,
recorded and actioned.
The EICR is the main document used to record the condition of the electrical installation.
A clear compliance file should show what property was inspected,
when it was inspected,
who carried out the inspection,
the outcome,
and whether any remedial work was needed.
Core Records

- Current EICR certificate
- Property address and report reference
- Inspection date and next inspection recommendation
- Satisfactory or unsatisfactory outcome
- Observation codes and remedial notes
- Evidence of completed remedial works
- Follow-up certificates where required
Unsatisfactory Reports
What if the EICR fails?
If an EICR is unsatisfactory,
the landlord should not treat the file as complete.
The observations need to be reviewed and the required works or investigation should be arranged.
The most important codes are:
C1, C2, C3 and FI.
C1, C2 and FI observations normally require action before the report can be treated as properly closed out.
